Booking Terms & Conditions
By booking accommodation with us, you agree to the following terms:
1. Booking & Payment
- A non-refundable deposit of 25% is required at the time of booking.
- The balance is due one month prior to arrival.
- Cancellations within one month of arrival will result in loss of all monies paid, unless the property is successfully rebooked. In this case, an administration fee of £50 or 15% (whichever is greater) will apply.
- In accordance with GDPR, payment details are retained securely for up to one week after departure and then deleted.
- We do not share personal information with third parties except where required by law.
2. Arrival & Departure
- Check-in: from 3:00 pm
- Check-out: by 10:00 am
3. Occupancy
- The number of guests must not exceed that agreed at booking.
- Breach of this condition may result in termination of the stay without refund.
4. Cleanliness & Damage
- The property must be left in a clean and reasonable condition.
- Any damage or breakages must be reported and paid for within 7 days of departure.
5. Behaviour & Consideration
- We reserve the right to terminate a stay without refund where guest behaviour is unreasonable or disruptive.
- Please respect neighbouring guests and keep noise to a minimum after 10:00 pm.
6. Smoking
- Smoking is strictly prohibited inside all properties.
7. Pets (if applicable)
- Pets are only permitted by prior agreement.
- Guests are responsible for any damage or additional cleaning required.
- Pets must not be left unattended in the property.
8. Access to Property
- We reserve the right to access the property at reasonable times for inspection, maintenance, or repairs, where necessary.
9. Hot Tub & Sauna Use
- Use of the hot tub and sauna is entirely at the guest’s own risk.
- Guests must follow all safety guidance provided.
- Children must be supervised at all times.
- We accept no responsibility for injury or illness arising from misuse.
10. Cancellation by Us
- In the unlikely event we must cancel your booking due to circumstances beyond our control, a full refund will be issued.
- No additional compensation will be payable.
11. Force Majeure
- We shall not be liable for any failure to perform our obligations where such failure is due to events beyond our reasonable control, including but not limited to:
- Severe weather conditions
- Ferry or flight cancellations
- Power outages
- Acts of God
- Government restrictions
- In such circumstances, refunds or changes to bookings are not guaranteed.
12. Liability
- We do not accept responsibility for loss, damage, or theft of personal belongings, including vehicles and their contents.
- Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, or any other liability which cannot be excluded under law.
13. Complaints
- Any issues should be reported as soon as possible during your stay so we have the opportunity to resolve them.
- Due to the nature of short stays, some issues may not be fully resolvable during your visit, but we will always endeavour to assist.
14. Wi-Fi
- Complimentary Wi-Fi is provided, but availability and performance cannot be guaranteed.
- Please refer to the Wi-Fi Terms below.
15. Longer Stays
- For stays longer than one week, fresh linen and towels will be provided (timing agreed in advance).
- Additional cleaning can be arranged upon request.
16. Travel Insurance
- Guests are strongly advised to obtain comprehensive travel insurance covering cancellation, curtailment, travel disruption, and any unforeseen circumstances.
- Failure to attend or complete the stay for any reason (including but not limited to weather disruption, ferry or flight cancellations, illness, or personal circumstances) remains the responsibility of the guest.
- Refunds, alternative dates, or additional nights cannot be guaranteed and will not normally be provided.
- Travel insurance should be relied upon to recover any associated costs.
Wi-Fi Terms & Conditions
1. Service Provision
- Internet access is provided on an “as available” basis.
- We do not guarantee:
- Continuous availability
- Speed or performance
- Compatibility with devices
- Use of the service is at your own risk.
- While reasonable precautions are taken, we cannot guarantee the security of data transmitted via the network.
2. Acceptable Use
You must not use the internet service to:
- Access or distribute unlawful material
- Engage in harassment, abuse, or threatening behaviour
- Access obscene or offensive content
- Infringe copyright or intellectual property rights
We reserve the right to suspend access if misuse is suspected.
3. Legal Compliance
- Illegal activity is strictly prohibited.
- We may be required to cooperate with law enforcement, including providing connection data where legally required.
4. Use of Information
- Your contact details may be used to provide updates, offers, or relevant information relating to your stay.
5. Liability
- We are not liable for:
- Loss of data
- Financial loss
- Business interruption
- Equipment damage
6. Governing Law
These Terms & Conditions are governed by the laws of Scotland, and any disputes will be subject to the jurisdiction of the Scottish courts.
